BUILDING CODES ADOPTED BY CITY COUNCIL OF PETERSBURG, TEXAS

INTERNATIONAL RESIDENTIAL CODE (2009) (“IRC”)– This comprehensive code regulates the construction of single-family houses, two-family houses (duplexes) and buildings consisting of three or more townhouse units. All buildings within the scope of the IRC are limited to three stories above grade plane. For example, a four story building would be governed by the International Building Code not the IRC.

INTERNATIONAL BUILDING CODE (2009) (“IBC”). – This code provides the minimum requirements necessary to safeguard the public health, safety and general welfare of the occupants of new and existing buildings and structures. This code addresses structural strength, means of egress, sanitation, adequate lighting and ventilation, accessibility, energy conservation and life safety in regards to new and existing buildings, facilities, and systems. This code also applies to all occupancies, including one-and two-family dwellings and townhouses that are not within the scope of the IRC.

NATIONAL ELECTRICAL CODE (2008) (“NEC”) – The purpose of this code is the practical safeguarding of persons and property from hazards arising from the use of electricity. The provisions of this code are considered necessary for public safety. Compliance with the provisions of this code and proper maintenance result in installations that are essentially free from hazard but are not necessarily efficient, convenient, or adequate for good service or future expansion of electrical use. Finally, this code, however, is not intended to serve as a design specification or instruction manual for untrained persons.

INTERNATIONAL MECHANICAL CODE (2009) (“IMC”) – This code regulates the design, installation, maintenance, alteration, and inspection of mechanical systems that are permanently installed and utilized to provide control of environmental conditions and related processes within buildings. The code also regulates those mechanical systems, system components, equipment and appliances specifically addressed therein.

The foregoing building codes have been adopted by the City Council of Petersburg, Texas and are applicable within the city limits of Petersburg. Any person wishing to inspect any provision of the above listed codes may do so at City Hall, 1524 Main Street, Petersburg, Texas 79250 during normal business hours.
